As many of you who follow our blog may remember, when we began work on Michigan Ave it was a rough diamond with LOTS to be done. One of the largest projects we have ever taken on to date, in fact! This house needed love (and a little imagination!) to see past years of decline. Maybe a little optimistically, the Hip Homes team just went for it though. During the weeks and months of demolition and rebuild, we have learned a lot; had some set backs, had to show some perseverance. But with the renovation finished and the final dust up done, it's now a stunning gem nestled in Westside Neighborhood.
The pictures show the transformation into a home that reflects its historic past while showing off the modern flair that Hip Homes has become known for in the past few years. In taking the walls down to the studs, it allowed major upgrades in the plumbing and electrical...And the new roof and upgrades to the mechanicals! We have to add that because those items are the unseen stars of this property (as anyone who has dealt with leaks or knob and tube updating will agree!). That in and of itself was an enormous project - definitely an example of good things happening from bad! With no expense spared, this house now shares only the bones of the original construction.
In rebuilding the kitchen you will now find tile floors and back splash set against gorgeous dark wood cabinets (solid wood here, people!), butcher block counter tops, and stainless steel appliances. Not an update needed in sight. We kept the lines clean and simple, but with lots of storage for the space. Widening the entryway between the dining room and kitchen created a more open floor plan. Maintaining the character meant freshly refinishing the hardwood floors and saving the original feel downstairs, of course, with a Hip Homes twist. Touches like a main floor laundry, modern color palette, and modern chandeliers finish the space perfectly. The change from start to finish is unbelievable at times and shows the skill of our team.
Part of the overall project was restoring custom-made built-ins, cast iron grates, and the coffered ceiling found in the house and we added era correct finishes like crown molding and detail hardware. We tried for a design mixing ageless charm and modern touches blending the two styles throughout the house. For instance, redoing the covered front porch means we have added a proper outdoor entertaining space, and the newly re-glazed cast iron tub in the main bath is outstanding. Trust me anyone who loves taking baths will appreciate this cast iron tub come December!
The bathrooms share the same floor tile found in the kitchen. We liked the continuity and the final touches are very spa-like; continuing with that idea of simple, sleek lines. Once again because of the huge scope of this project, we had the ability to redo the first floor layout. Rather than running wood floors upstairs, we decided that carpet would be the better solution. When thinking about future owners, our designers felt that space needed to be intimate and inviting. We used a special order carpet and high-end padding, so walking across the floor is quiet and has amazing cushion. The whole space is bright and airy. The closets were left blank for owners to customize and their size is surprising for the age of the house. Bonus to the upstairs is a walk up attic full of possibility. Keep it as storage? Home office? Extra hang-out space? You're free to do whatever floats your boat!
